新100蚊印花稅優惠｜買「上車天堂」成最大贏家嘉湖3房399萬成交慳稅6萬

新一份《財政預算案》之中，政府將100元印花稅優惠範圍擴展至400萬元或以下的物業，措施即時帶動細價二手樓市場交易量上升，尤其是被譽為「上車天堂」的天水圍嘉湖山莊。

據前線地產代理的數據，截至3月27日，嘉湖山莊共錄得39宗交易，較2月的19宗倍增，39宗交易中，有25宗的成交價為400萬元或以下，受惠於新印花稅優惠的買家，佔總成交數的64%，顯示新印花稅優惠成功刺激該屋苑之交易量。

嘉湖山莊本月的成交價格範圍在275萬至560萬元之間，即使是3單位也因新的印花稅政策而受惠，第5期麗湖居4座低層G室，實用面為547平方呎，3房間隔，原本標價425萬元，經議價後最終以399萬元成交，呎價7294元；根據舊稅制，買家需支付的印花稅59850元，但在新政策下僅需支付100元，節省了59750元。
