新蒲崗新式工廈東傲錄得首宗二手成交，並為大幅蝕讓個案。市場消息透露，七寶街1號東傲17樓6室，建築面積約1,078平方呎，最新以556萬元易手，呎價約5,158元。原業主於2021年12月以約1,089.35萬元一手購入，持貨不足4年，現轉手帳面虧損約533.35萬元，單位貶值近49%。

東傲由莎莎國際（00178）主席郭少明幼子郭浩泉等人主理的麒豐資本發展，2021年底推售時呎價最高曾達13,082元。不過，隨着工商樓市轉趨淡靜，該廈自2022年底入伙後，錄得多宗取消交易個案。發展商去年起積極減價推售餘貨，普遍比首推時便宜逾四成，帶動去貨速度加快，目前全幢僅餘少量一手單位待售。

參考同層17樓9室的成交紀錄，單位建築面積約1,020平方呎，2021年12月曾以約1,312.2萬元一手售出，呎價約12,865元，惟交易在一年後、單位須上會前取消；該單位今年4月由發展商以556萬元重售，呎價跌至約5,451元，較2021年首度售價大減約756.2萬元或57.6%。
