香港文匯報訊（記者黃嘉銘）新盤紛以吸引價開售，將大量購買力截流。二手業主為求盡快甩手不惜降價求售，吸引不少實際用家趁樓價回落上車或換樓。中原陳家鴻表示，天后栢景臺2座低層E室，實用面積908方呎，以1,380萬元易手，實用呎價15,198元。上址原先叫價1,600萬元，業主見近日市況淡靜，才降價220萬元沽貨，議幅達14%。原業主於2007年10月以750萬元購入單位，持貨6年多獲利630萬元，單位升值84%。

世紀21灝天黃國宏指大埔溋玥·天賦海灣12座中層E室一房戶，實用面積620方呎，以638萬元沽售，實用呎價10,290元，市價成交。原業主於去年9月以638萬元購入上述物業，持貨至今一年，現將物業沽售，扣除當年買入的從價印花稅、賣出的額外印花稅及買賣佣金，賬面蝕60萬元離場。
