新盤搶購買力 業主減價甩手

香港文匯報訊(記者 黃嘉銘)新盤紛以吸引價開售,將大量購買力截流。二手業主為求盡快甩手不惜降價求售,吸引不少實際用家趁樓價回落上車或換樓。中原陳家鴻表示,天后栢景臺2座低層E室,實用面積908方呎,以1,380萬元易手,實用呎價15,198元。上址原先叫價1,600萬元,業主見近日市況淡靜,才降價220萬元沽貨,議幅達14%。原業主於2007年10月以750萬元購入單位,持貨6年多獲利630萬元,單位升值84%。

世紀21灝天黃國宏指大埔溋玥·天賦海灣12座中層E室一房戶,實用面積620方呎,以638萬元沽售,實用呎價10,290元,市價成交。原業主於去年9月以638萬元購入上述物業,持貨至今一年,現將物業沽售,扣除當年買入的從價印花稅、賣出的額外印花稅及買賣佣金,賬面蝕60萬元離場。
