新界多單幢樓 租金平

 事實上,新界區的確可提供較多細價樓,尺碼較細,涉資亦相對較少,迎合銀彈不足的租客。有屯門區代理指,現時約有60個叫租低於7,000元的平租盤,單幢樓佔多數,約有50個,如嘉華大廈及康利中心等。其中嘉華大廈中層A室,實用面積224呎,叫租6,500元,實用呎租29元。然而,同座中層F室,實用270方呎,上月以6,300元租出,實用呎租23.3元,反映該物業租金已有向上的趨勢。另康利中心高層D室,實用294方呎,叫租每月7,500元。

雍澄軒帶旺葵涌租市

 另一邊廂,年初長實葵涌酒店雍澄軒拆售一事或多或少增加區內的知名度,多了部分區外投資者或用家有意進駐葵涌。致匯地產黃鴻威指,區內較新型的屋苑就只有雍雅軒及大窩口縉庭山,大部分盤源均由區內單幢樓支撐,其中大隴街63號的葵龍大廈近日有一平盤租務成交,中層G室以月租9,000元承接,平均實用呎租只是22元,算是略低市價,但現時全區只有10個左右的單幢樓租盤,實用面積每呎叫租由22元至30元左右。

配套升呢 荃灣樓貴

 至於鄰近的荃灣區,近年來愈來愈多新樓落成,加上商場配套日漸多元化,區內樓價基本與市區無異。其中昌耀大廈低層E室,實用381方呎,月租叫價達1.2萬元,實用呎租31.5元。德寶大廈低層H室,實用278方呎,月租叫價9,000元,實用呎租32.4元;同座中層H室,面積座向均相同,上月以月租7,100元租出,反映業主叫價愈來愈進取。
