新界二手盤破頂頻頻

界區連錄新商成交。美聯周志強表示,粉嶺牽晴間2座低層D室兩房戶,實用面積384方呎,以373萬元成交,折合呎價9,714元,呎價創同類型新高。原業主於2012年以約270萬元購入上述物業,兩年間物業升值約38%。

豫豐天台戶呎價9280新高

祥益邱家邦指,屯門豫豐花園連天台特色戶錄得一宗區內客 「即睇即買」成交個案,單位實用面積361方呎,作價335萬元,折合呎價9,280元,呎價締造該屋苑入伙以來新高紀錄。同區的恆福花園亦錄破頂成交,中原劉月華表示,涉及5座中層A室,實用面積437方呎,以323萬元沽出,折合呎價7,391元,樓價及呎價均創兩房戶新高。

內地客付49萬辣稅購居屋

另一方面,內地客入市需求持續,中原林振邦表示,青衣居屋青泰苑新近錄得D座低層10室之成交,實用面積401方呎,於自由市場以331萬元沽出,折合呎價8,254元。買家為內地人,是次入市需付15%買家印花稅,涉約49.65萬元。

祥益林英傑則表示,屯門豐景園日前錄得一宗國內客入市個案,涉及1座高層6室,實用面積397方呎,作價323萬元,折合呎價8,136元,買家需繳付15%買家印花稅48.45萬元、及從價印花稅13.6萬元,即需合共繳付約62.05萬元。
