界區連錄新商成交。美聯周志強表示，粉嶺牽晴間2座低層D室兩房戶，實用面積384方呎，以373萬元成交，折合呎價9,714元，呎價創同類型新高。原業主於2012年以約270萬元購入上述物業，兩年間物業升值約38%。

豫豐天台戶呎價9280新高

祥益邱家邦指，屯門豫豐花園連天台特色戶錄得一宗區內客「即睇即買」成交個案，單位實用面積361方呎，作價335萬元，折合呎價9,280元，呎價締造該屋苑入伙以來新高紀錄。同區的恆福花園亦錄破頂成交，中原劉月華表示，涉及5座中層A室，實用面積437方呎，以323萬元沽出，折合呎價7,391元，樓價及呎價均創兩房戶新高。

內地客付49萬辣稅購居屋

另一方面，內地客入市需求持續，中原林振邦表示，青衣居屋青泰苑新近錄得D座低層10室之成交，實用面積401方呎，於自由市場以331萬元沽出，折合呎價8,254元。買家為內地人，是次入市需付15%買家印花稅，涉約49.65萬元。

祥益林英傑則表示，屯門豐景園日前錄得一宗國內客入市個案，涉及1座高層6室，實用面積397方呎，作價323萬元，折合呎價8,136元，買家需繳付15%買家印花稅48.45萬元、及從價印花稅13.6萬元，即需合共繳付約62.05萬元。
