祥益地產-黃慶德董事表示，成交單位為新屯門中心5座高層G室，實用面積455平方呎，2房。據悉，新買家為區內客，表示上址鄰近家人住所，方便日後互相照應，而且單位位於高層，客廳景觀開揚，加上原業主有累減$25萬的議幅，新買家有感單位符合心水，遂便決定以$395萬「即睇即買」上址作自住或投資用途，實用面積平均呎價為$8,681，屬市價成交。
黃氏續稱，該單位若作投資收租，現時市值租金大約為$1.3萬，租金回報率約高達3.9厘。
