新地開價貼二手 區內凍結

,發展商定價貼近同區二手,更與同系大盤近期價單看齊,市場預計新盤出擊將搶盡焦點,短期內鎖定同區購買力。區內指標屋苑映灣園更有投資者趁高位沽貨,務求在新盤開售前套現離場。

今次新地東環II折實均價達11,188元,與項目的一期最新的7號價單水平看齊。比照近期同區二手的平均成交呎價亦相當接近,綜合市場數據,海堤灣畔、東堤灣畔、藍天海岸等屋苑,近期平均呎價約1萬至1.2萬元水平,惟指標屋苑映灣園仍維持在不足1萬元。

區內代理指,觀乎東環一期今年初開售時勁收逾萬票、超額認購45倍,可見項目之受歡迎。如今發展商在同系再下一城,並以貼近同區二手開價,定價甚具競爭力,估計時將凍結區內二手交投。

市場焦點落於一手市場下,中原地產賴敏菁表示,區內指標屋苑映灣園,本月累計錄得12宗成交,與上月靜市相若。最新近錄得投資者趁樓市高位沽貨套現。

映灣園三房戶破頂

賴氏指,涉及5座高層H室,實用面積987方呎,以910萬元易手,創下屋苑三房戶新高價,呎價9,220元。原業主於2010年以485萬元買入單位收租,沽貨賬面獲利425萬元。
