擺花街老舖轉手賺近億

 香港文匯報訊 (記者 周穎) 市場消息指出,中環擺花街28號地下連閣樓以9,130萬元成交,地下面積650方呎,閣樓面積400方呎,目前租戶家品店,月租金7萬元,租金回報不足一厘。據悉,原業主於1956年間購入物業,當年買入價僅為5.8萬元,是次賑面獲利9,124.2萬元,56年間物業升值1,573倍。

 消息又指出,灣仔新銀集團中心高層全層,面積7,388方呎,以1.09億元成交,呎價1.48萬元。原業主於2001年以3,502萬元購入,持貨約11年,是次賑面獲利7,398萬元,物業升值逾2倍。

 西環干諾道西120號太極軒全幢以2億元易手,物業總樓面約2.4萬方呎,提供19個服務式住宅單位。登記買家為EVER TRILLION HOLDINGS LIMITED,公司董事為CHANG,MIGUEL YEN SHEE。原業主於2007年7月以1.128億元購入,持貨約5年賑面獲利約8,720萬元或77%。
