　香港文匯報訊（記者顏倫樂）西半山摩羅廟街8、8A、10、10A號兩幢超過50年的毗鄰舊樓，小業主已集齊全部業權，計劃本月底透過公開拍賣推出市場，目前尚未公布開價。但市場人士透露，物業樓面地價至少約1萬元，估值可在3.5億至4億元之間。

估值4億傳金朝陽佔半

　據了解，地盤毗鄰多幢住宅物業，包括嘉兆臺、美樂閣、福祺閣等，現址為2幢16層高相鄰舊樓，可合併發展，包括24個單位，其中一名大業主持有約50%業權，市傳為金朝陽及相關人士。地盤面積約4,276呎，規劃為「住宅(甲類)」用途，純住宅可以地積比率為8倍發展，即可建樓面約34,208呎，高限為主水平基準以上200米，與毗鄰的物業高度接近。

　第一太平戴維斯投資部副資深董事鄭漢華表示，該行負責是次拍賣，拍賣日期定於11月29日。
