美聯物業梁兆堅表示，沙田中心B座海寧大廈低層E室近日錄得租務新高成交。該單位實用面積為288平方呎，屬兩房間隔，獲一名內地學生以1.63萬元承租，折合實用呎租約57元，刷新屋苑同類單位的租金紀錄。相較去年最高紀錄的月租1.6萬元（實用呎租約56元），今次租金高出1.8%。

據悉，業主於今年年初以418萬元購入該單位，隨即放租，現時每月租金為業主帶來約4.7厘的租金回報，成為近期市場矚目的高回報個案之一。

嘉熙單位零議價租出呎租44元

另外，大埔白石角高端住宅項目嘉熙亦錄得內地學生搶租成交。中原地產曾嘉滙表示，屋苑第8座中層J室近日成功租出，實用面積342平方呎，屬1房間隔，業主以1.5萬元放租，最終零議價租予一名內地女學生，折合實用呎租約44元。

該租客一次性支付全年租金約18萬元，業主於2019年以587萬元一手購入該單位，按現時租金計算，租金回報率約為3.1厘。
