指標屋苑半年成交

平均成交額1.1億

美聯物業山頂南區豪宅助理營業董事方富義稱,今年上半年山頂南區錄得約137宗成交,較去年上半年約57宗上升約140%,涉及總金額約為139.5億元,較去年同期約68.6億元上升約103%,平均每宗成交金額約為1.183億元,當中,約74宗為一手成交,涉及金額約57.4億元。

至於洋房項目佔上述整體成交約28宗,較去年同期約11宗上升約155%,涉及總額約為108.9億元,較去年同期約46.0億元上升約137%,平均每宗約3.89億元。

值得留意的是,區內逾億元成交表現不俗,半年間錄得約24宗成交,較去年同期約9宗上升約167%,涉及金額約為105.6億元,按年同期47.3億元上升約123%,平均每宗成交額約4.4億元。

上半年以洋房劃分來看,最高成交金額為Twelve Peaks 雙號屋,以約5.605億元成交,最高實用呎價則為白加道31號一洋房,以約4.2億元成交,實用呎價約126,544元。特色戶計算,最高成交金額為紅山半島一複式單位,涉資約7,127.1萬元,且奪上半年最高呎價,每呎28,902元。分層戶方面,最高成交額為崑廬一個單位,以約7,200萬元成交,呎價約32,403元,亦為分層戶最高實用呎價成交。

單位平均月租12.6萬

租務市場方面,上半年該區共錄得約188宗,涉及租金總額約為2380.6萬元,即平均每宗月租約為12.6萬元。洋房佔該批租務個案約44宗,涉及總月租金金額約為886.3萬元。
