投資者1.2億購元朗舖

香港文匯報訊 政府積極研究把元朗區為重點發展區域,預計未來會有三個新區落成,數十萬新增人口將進駐元朗,有投資者看好區內前景,新近以1.28億元購入元朗泰祥街盛發大廈地下入口舖連一樓逾萬方呎樓面,平均呎價約1.2萬元。

中原(工商舖)曾自強表示,成交單位面積約10,822方呎,現時由護老院承租,新買家為市區物業投資者,是次購入單位作長線投資或日後自用。

其他成交方面,在九龍區,港置林偉文表示,剛促成一宗大角咀埃華街70至86號地下H3B&H3C號舖的成交個案,舖位面積約3,300方呎,成交價約7,800萬元,呎價約23,636元。物業連租約易手,現租戶為超級市場,每月租金約13萬元,料可為新業主帶來約2厘回報。

另一方面。美聯商業甘廣然表示,代理荃灣皇廷廣場低層全層單位放售及放租事宜。上址面積約6,779方呎,接連空中花園。業主意向呎價約4,000餘元,並連兩個車位,同時以意向呎價約10餘元叫租。
