投資者無懼辣稅吼低價筍盤

  本港低息環境持續,租金回報具保證,對投資客有莫大吸引力,而且市場對住宅物業剛需持續下,優質盤別具抗跌力,投資者無懼付稅吼低價筍盤。祥益地產林英傑表示,日前屯門豐景園連天台戶以289萬沽出,以實用面積計算平均呎價為8,450元,若以建築面積計算呎價為5,910元,屬市場價成交。原業主持貨僅10個月沽出單位,需繳付10%額外印花稅(SSD)稅項約28.9萬,扣除該筆費用轉手帳面獲利約25.1萬。

 中原地產李梅芬表示,細價樓繼續受市場追捧,上車盤雲集的屯門區,本月區內交投氣氛繼續活躍。新近單幢樓利寶大廈剛得中層H室的成交,成交價180萬元,平均建築呎價5,099元,實用呎價6,977元。買家為上車客,眼見細價樓成交回升怕樓價被搶高,決定盡快入市。原業主持貨僅1年多沽貨,須付9萬元額外印花稅,除稅後帳面獲利32萬元離場,單位升值23%。

領峰三房戶付BSD34.7萬

 美聯物業趙嘉威表示,將軍澳日出康城領峰7座右翼極高層D室三房戶成交,投資者無懼DSD稅斥約578萬元入市,建築面積計每平方呎價約6,415元,實用面積約8,588元,而買家另需繳付6%額外印花稅,即涉約34.7萬元DSD稅項。原業主賬面獲利約120萬元,物業期內升值約26%。
