投資者斥資 4480萬購元朗舖

受惠各個樓盤排隊落成入伙,元朗區人口將會大幅增加,對零售需求亦會相應上升,刺激該區舖位投資價值,元朗商舖成為市場新寵兒。新近中原(工商舖)促成元朗大棠路寶發大廈地舖買賣成交,成交價約 4,480 萬元,新買家為馮姓投資者。

中原(工商舖)曾自強表示,今番成交個案位於元朗大棠路 22A 至 30 號寶發大廈地舖,面積約 414 平方呎,成交價約 4,480 萬元,平均呎價約 10.82 萬元。物業以連租約形式售出,現租客為藥房,月租約 10.5 萬元,租期將於今年中屆滿,租金回報約 2.8 厘。曾氏指,由於大棠路為元朗主要街道,人流暢旺,是次租金回報屬該地段高厘數舖位,同時隨着元朗人口增加,對零售需求持續上升,今番物業租金於未來仍有 10%至 15%上升空間。

曾氏續稱,新買家為馮姓資深投資者,對元朗商舖前景具信心,故於數日內即決定入市。
