恒基油塘項目降至6千伙

　香港文匯報訊（記者顏倫樂）恒基地產牽頭發展的油塘灣商住項目，發展商因應各部門意見，於本月初向城規會修訂發展參數，其中單數量由6,235個減至6,014個，但相應地平均單位面積亦增加3.47%至792呎，住用及非住用的地積比率亦有輕微修訂，其中非住用樓面修訂後增加約1萬呎，私人休憩空間則減少約7,137呎。

　申請文件顯示，其餘修訂尚包括2幢非住用建築物中，其中1幢的高度由5層增至8層、「政府、機構或社區設施」的樓面減少3,767呎等等。據了解，項目地盤面積約107萬呎，最新方案擬建15幢19至37層住宅建築物及2幢8至22層高非住用建築物。住宅地積比4.45倍，樓面約476.3萬呎，非住宅地積比0.55倍，樓面約58.8萬呎，當中包括27.4萬呎擬建酒店，亦設約26.6萬呎公眾休憩用地。

旭日德信工廈改裝酒店

　另外，旭日集團旗下觀塘鴻圖道28A號德信工業大廈，規劃地帶可作商貿用途，剛向城規會申請全幢改裝為酒店，但只進行內部改裝，並會對外牆修葺美化。大廈樓高13層，涉及總樓面59,634呎，擬提供約98伙，項目去年亦曾申請改裝酒店，但因未能提供充足的車位遭否決，是次申請發展參數有輕微變動，其中上落客車位由1個增至2個。
