恒基市區三新盤第四季起接力登場主打中小型戶供1,590伙定價較「硬淨」

新盤氣氛持續暢旺，發展商加快推盤步伐。恒基物業代理總經理韓家輝表示，旗下三個市區項目將於今年第四季起陸續推出，合共涉約1,590伙，主攻中小型及中型單位。其中，與市建局合作的土瓜灣庇利街項目正申請預售樓花，目標於第四季推售。翻查資料，該地皮由恒基於2021年9月以81.89億元投得，並聯同希慎及帝國發展，地皮面積約79,718平方呎，可建樓面約71.74萬平方呎，當中住宅樓面接近60萬平方呎，預期可提供約1,300伙，定位以中小型戶為主。

至於灣仔活道13至21號及永祥街22至30號的舊樓併購重建，合共提供約170伙，同樣部署於第四季登場，主打中型單位。旺角利奧坊第6期涉逾120伙，亦以中型單位為主，時間表介乎今年第四季至明年首季。

定價策略方面，韓家輝稱，雖然視乎各發展商及個別項目而異，但整體而言，新盤定價將較此前「硬淨」，集團會採貼市推盤策略。
