恒兆中環商廈目標呎價5萬

 80%樓面後,恒兆系及恒基地產趁勢於本周雙響炮出擊,以原價加推中環安蘭街「18 On Lan Street」銀座式商廈及柴灣利眾街東貿廣場,前者中高層目標呎價5萬元,入場費約9,000萬元,後者呎價約7,500元。

 恒基地產營業部總經理林達民昨表示,由恒兆系及桂洪地產合作的「18 On Lan Street」銀座式商廈,於今年2月售出7層,套現逾6億元,平均建築面積呎價約4萬元,本周內會以原價加推,此項目的地下至2樓為零售商舖(建築面積2,220至5,477方呎),3樓及5樓為複式舖(建築面積4,928方呎及平台578方呎),28樓及29樓為複式層作餐廳(建築面積5,134方呎及天台94方呎),計劃保留作長線收租用,至於末出售的樓層可作舖位,計劃於周內推售,中高層目標呎價5萬元,此批層數的建築面積2,448方呎至2,464方呎,入場費約9,000萬元。

東貿廣場本周原價加推

 至於由恒基地產發展的柴灣利眾街東貿廣場,他指出,已售出60%樓面,計劃本周內以原價加推,呎價維持約7,500元。他指出,雖然政府2月出招要求商業項目買家提早繳交印花稅,但早前系內推售的黃竹坑環匯廣場已售出80%樓面,套現19億元,平均呎價9,400元,反映市場對商廈的需求非常大。
