影帝張家輝1.35億蝕放嘉慧園與董建華、霍英東家族為鄰開箱屋苑最貴單位

影帝張家輝近日放售中半山嘉慧園一個4房單位，叫價1.35億。該單位曾於2020年中以2億元放售，惟2023年5月突然封盤不賣；近日調整叫價，降至1.35億元重新放售，較他7年前的購入價僅高400萬元，但扣除雜費後，相信會「明賺實蝕」。

該單位實用面積3,366平方呎，4房間隔。張家輝於2017年樓市正處於高峰期時，以1.31億元買入，隨著近年樓市持續跌勢，嘉慧園的樓價亦持續下滑，去年名媛毛玉萍兒子俞俊材以1.02億出售一個4房單位，帳面蝕180萬元。

位於半山馬己仙峽道 1至3 號的嘉慧園，名人住客眾多，包括前特首董建華、全國政協副主席霍英東家族，以及恒生銀行創辦人何添家族等。

28Hse的同系放盤平台Squarefoot現時有多個嘉慧園單位放盤中，最平的單位為3,113平方呎，4房開則，叫價9,900萬元；跟張家輝同款的3,366平方呎單位，則叫價1.4至1.45億元；最貴的單位為一個實用面積6,146 呎的4房戶，叫價2.98億。

張家輝曾多次買賣豪宅，包括於2007年時，以2,300萬元購入貝沙灣單位，並於2011年以3,560萬元轉售；於2009年以2,923萬元買入跑馬地逸廬一個高層單位，早年用作自住，至2017年以5,800萬元以公司股權轉讓方式售出，持貨11年，賬面賺2,900萬元。
