延坪道司法覆核 政府不負責損失

香港文匯報訊(記者 顏倫樂)港府近年賣地經常遇到地區阻力,現正招標的大窩坪延坪道住宅地於8月5日更收到兩份涉及地盤的司法覆核申請,要求推翻城規會就分區大綱圖所作的修訂土地用途決定。地政總署上周發出一份補充文件,提醒發展商於競投該延坪道住宅地時,須留意風險,並明言因司法審查程序而導致投標者的損失,該署並不會負責。

據了解,延坪道地皮早於8月7日推出招標,9月18日截標,地盤面積約219,596方呎,擬以2.88倍發展,可建樓面約632,385方呎。地皮原本為「綠化地帶」,政府早前申請改作住宅用途,並於今年5月批准,並隨即加入本季賣地計劃,大窩坪居民關注組指城規會改劃程序不公,由兩名城大生作代表,本月初入稟高院申請司法覆核。

地政總署亦公佈,賭王何鴻燊四太梁安琪山頂貝璐道項目獲批出補地價,涉資1.565億元,項目涉及住宅樓面1.78萬方呎,每方呎補地價8,796元;華置持有的東半山肇輝臺12號亦批出補地價8,271萬元。另外,南豐集團持有的筲箕灣柴灣道31至69號藹寧園,批出30億元補地價,涉及住宅樓面45.76萬方呎,每方呎補地價6,561元,提供約460伙。
