工廈車位買賣量額大跌

中原地產研究部昨日發表報告指出,10月工廈車位買賣合約登記金額錄得8,743萬元,較9月回落29.1%;宗數錄得68宗登記,較9月下跌47.7%。

分區統計,港島區10月錄2宗登記,總值233萬元,高於9月只得1宗,價值123萬元的登記。九龍區錄12宗及1,832萬元,較9月上升0.5倍及1.2倍。新界區錄得按月跌幅,錄54宗及6,678萬元,較9月下跌55.4%及41.3%。

上月較為觸目的工廈車位買賣合約登記個案包括荃灣金熊工業中心28宗登記,總值3,815萬元及觀塘美嘉工業大廈4宗登記、總值630萬元。

企業廣場全層19萬月租

另一方面,滬港通開車東九龍寫字樓搶手,美聯工商營業董事胡信恆表示,九龍灣新型工商綜合大廈企業廣場二期再錄租賃成交,一個高層全層單位,面積約9,420方呎,成交月租約18.84萬元,呎租約20元,屬市場價水平。按近月租賃成交,企業廣場二期呎租由約16元至25元不等,視乎物業質素。
