另一方面，1月市場僅錄205宗工廈買賣註冊成交，按月下跌22%，連跌三個月外，數值兼創近22個月新低。不過，上月錄得3宗逾億元註冊成交，帶挈整體工廈註冊總值逆市倒升24%至約17.65億元。
雖然交投疏落，但造價水平則止跌回穩。反映工商物業售價走勢的「美聯工商物業售價指數」(MII)上月報276點，按月上升約0.4%，連跌三個月後首度回升，其中長沙灣區平均成交呎價更按月上升約3.3%。
