工廈改過渡屋繼續零申請

回覆議員有關活化工廈進展的提問,披露2018年底至今,地政總署依然未收到工廈整幢改裝提供過渡房屋單位的地契豁免書申請。

活化工廈重建累計37宗

而活化工廈措施推出後,由於重建工廈可獲放寬20%地積比率,相關申請截至今年1月3日有37宗(包括3宗已撤回),以及已批准其中12宗申請(當中4宗已向地政總署申請契約修訂及補地價),而整幢改裝則收到6宗。

另外,「修例風波」引發持續暴力衝突,不少發展商補地價意慾下降。地政總署昨公佈,去年第四季補地價收入僅涉5.9億元,按季下挫80%,為近3年新低。至於去年全年補地價收入則約152.6億元,亦按年跌40%。

上季補地價跌八成

資料亦顯示,由南豐或豐資源持有的西貢南邊圍項目上月以逾5.81億元完成補地價,該地面積9,604方呎,最高可建樓面約10.33萬方呎,即每方呎補地價5,622元。
