工廈摸貨8個月個位數

香港文匯報訊 利嘉閣地產研究部指出,受制「雙倍印花稅」影響,4月全港僅錄4宗工廈「摸貨」買賣登記,雖然較3月份的1宗激增3倍,但數字卻已連續8個月低見個位數水平;同期物業成交總值約達5,090萬元,較3月增加9.18倍。

工廈「摸貨」成交持續疏落,而且獲利表現亦見失色。數據顯示,上月4宗「摸貨」成交當中,撇出1宗未能取得購入價以計算賺蝕的「摸貨」登記之後,餘下的3宗登記內竟有2宗賬面虧損的「摸貨」登記,虧損幅度介乎11.8%至13.4%,虧損金額最多的物業屬於葵涌匯城集團大廈中層G室的轉手個案,投資者於2012年11月以577.7萬元購得物業,持貨16個月後僅以500萬元「摸出」,賬面損失77.7萬元,蝕讓幅度折合13.4%。
