祥益地產區域董事黃慶德表示,日前分行錄得一宗屯門邁亞美海灣的租賃個案,該單位之租金回報率高達3.5厘。
黃氏稱,上述所錄成交單位為2座高層C室,實用面積442呎,兩房一廳。據悉,租客為區內客,鍾情屋苑鄰近原住所,方便搬遷及熟悉區內環境,加上主人房及客廳可望海景及附有雅緻裝修,相當優質,租客考慮到租期可遷就,而且業主亦願意減租$500,遂便決定以月租$1.23萬「即睇即租」,以實用面積計算呎租為$27.8。
黃氏續稱,如以現時同類型單位的銀行估價約$421萬作計算,該單位的租金回報率高達3.5厘。
