祥益地產區域董事黃慶德表示，日前分行錄得一宗屯門邁亞美海灣的租賃個案，該單位之租金回報率高達3.5厘。

黃氏稱，上述所錄成交單位為2座高層C室，實用面積442呎，兩房一廳。據悉，租客為區內客，鍾情屋苑鄰近原住所，方便搬遷及熟悉區內環境，加上主人房及客廳可望海景及附有雅緻裝修，相當優質，租客考慮到租期可遷就，而且業主亦願意減租$500，遂便決定以月租$1.23萬「即睇即租」，以實用面積計算呎租為$27.8。

黃氏續稱，如以現時同類型單位的銀行估價約$421萬作計算，該單位的租金回報率高達3.5厘。
