祥益地產區域董事袁思賢表示,日前促成一宗屯門豐連之租賃成交個案,是次租客為區內客,該單位的租金回報率高達3.8厘。
袁氏稱,上述所錄成交單位為1座高層E戶,實用面積567呎,兩房兩廳。據悉,租客為區內客,主要鍾情該屋苑鄰近家人居所,方便日後互相照應,而且單位內附雅裝以及齊備傢電,毋需大量添置即可入住,遂便決定以月租$1.6萬「即睇即租」上址,以實用面積計算呎租為$28.2。
袁氏續稱,如以同類型單位銀行估值約$508萬作計算,該單位的租金回報率高達3.8厘。
