祥益地產高級分行經理黃文樂表示,日前促成一宗屯門豐連之租賃成交個案,是次租客為區外客,該單位的租金回報率約2.5厘。
黃氏稱,上述所錄成交單位為1座中層F室,實用面積539呎,兩房一廳。租客鍾情屋苑屬區內較新入伙的樓盤,附設發展商裝修連基本傢電,可即租即住,加上屋苑鄰近家人,方便照應,上述租客遂便決定以月租$1.5萬,並預繳一年租金合共涉資$18萬承租單位,平均呎租為$27.8。
黃氏續稱,如以同類型單位銀行估值約$719萬作計算,該單位的租金回報率約2.5厘。
