祥益地產區域董事袁思賢表示，日前錄得一宗屯門華都花園獲區內首置客的買賣成交個案，成交單位為5座中層H室，實用面積414平方呎，兩房一廳，買家決定以$405萬購入上址作自住之用，以實用面積計算平均呎價為$9,783，屬市場價成交。

原業主於1997年以約$172萬購入單位，是次轉手帳面獲利約高達$233萬，單位升值逾倍易手。
