祥益地產-黃文樂經理表示，成交單位為屯門珀御高層H室，實用面積362平方呎，1房。據了解，租客原本租住同屋苑，但由於業主收回單位，故需另覓租盤。租客考慮到單位與原住所是「樓上樓下」，既方便搬遷又毋須重新適應環境，加上業主願意調整租金，減租$500，遂便決定以月租$1.2萬租入單位，實用面積平均呎租為$33.1。

黃氏續稱，若以現時同類型單位的銀行估值約$383萬作計算，該單位的租金回報率高達3.8厘。
