屯門海麗花園2座低層2房戶月租$9000 租金回報率約2.6厘

祥益地產高級分行經理黃文樂表示，日前屯門海麗花園錄得一宗區外客之租賃成交個案，該單位的租金回報率約2.6厘。

黃氏稱，上述所錄成交單位為2座低層C室，實用面積428呎，兩房一廳，日前獲區外客垂青。該租客鍾情單位房間擁開揚景觀，附設企理裝修，可即租即住，加上業主調整租金，累積減租$1500，上述租客遂便決定「即睇即租」，以月租$9000承租單位，平均呎租為$21。

黃氏續稱，如以現時同類型單位的銀行估價約$423萬作計算，該單位的租金回報率約2.6厘。
