祥益地產區域董事黃慶德表示，日前促成一宗屯門海典軒2座高層F室租賃成交，實用面積457平方呎，2房，日前獲區內退休人士承租。租客鍾情單位附設雅裝連傢電，可即租即住，加上客廳及房間均擁開揚河景，而且屋苑周邊配套應有盡有，日常起居生活便利，上述租客遂便決定以月租$1.38萬並一次過預繳一年租金，合共涉資$16.56萬承租單位，實用面積平均呎租為$30.2。
黃氏續稱，如以現時同類型單位的銀行估值約$653萬作計算，該單位的租金回報率約2.5厘。
