屯門樂生樓中層2房戶 買家追價$6萬至$206萬(未補地價)錄成交

祥益地產高級分行經理黃文樂表示,屯門建生邨區內設施發展成熟,居住環境恬靜,而且樓價及租價大眾化佔優,故受到不少準買家及租客青睞,而日前分行則錄得一宗建生邨未補地價的買賣成交個案,原業主於2015年以約$42萬(未補地價)購入持貨至今,轉手帳面獲利約$164萬,升值近4倍。 

黃氏稱,上述所錄成交單位為3座(樂生樓) 中層12室,實用面積443呎,兩房一廳。據了解,買家為一名區內白居二,早前密密出擊連環睇樓後,有感上址最為適合,不但周邊配套不俗,而且單位連雅裝,毋須大執即可入住。由於單位有不少準買家有意競爭,最終新買家追價$6萬至$206萬(未補地價),成功奪得心儀物業,單位以實用面積計算呎價為$4,650,屬市場價。
