祥益地產-邱家邦董事表示，成交單位為屯門新屯門中心2座低層C室，實用面積462平方呎，業主剛收回上述單位，隨即安排清潔，以便交吉出租，放匙僅4日便極速租出。租客鍾情單位附設企理裝修，加上業主願意調整租金，減租$500，以及租客原本亦居住於同區，既方便搬遷又毋需重新適應環境，遂便決定以月租$1.2萬承租單位，實用面積平均呎租為$26。
邱氏續稱，若以現時同類型單位的銀行估值約$362萬作計算，該單位的租金回報率高達4厘。
