祥益地產 - 黃文樂經理表示,日前分行促成一宗屯門居屋新圍苑之租賃成交個案,該單位之租金回報率高達3.9厘。
黃氏稱,上述所錄成交單位為E座低層10室,實用面積401呎,兩房一廳。租客為同區客,據了解,租客想轉換居住環境,因此不續租原住所,鍾情上述屋苑周邊配套應有盡有,而且單位內籠企理,加上業主願意減租$1000,租客遂便決定以月租$9500承租,以實用面積計算呎租$23.7。
黃氏續稱,如以同類型單位銀行估價約$296萬(自由市場價)作計算,該單位的租金回報率高達3.9厘。
