黃文樂介紹，成交單位位於E座中層5室，實用面積為401平方呎，配置為兩房一廳。租客是區內居民，選擇該單位主要是因其鄰近家人居所，便於照應。此外，該單位周邊配套齊全，內部格局四正，客廳有綠化景觀，業主提供了$800的議價空間。考慮到這些因素，租客認為租金合理，因此決定以$1.02萬「即睇即租」，實用面積呎租為$25.4。

根據銀行對同類型單位的估值約$298萬計算，該單位的租金回報率達到了4.1厘。
