祥益地產 - 黃文樂經理表示,屯門山景邨環境恬靜,樓價及租價大眾化佔優,吸引不少上車客前來看盤,日前分行促成一宗山景邨未補地價之成交個案。原業主於2014年以約$19萬(未補地價)購入上址,是次單位轉手帳面升值逾5倍。
黃文樂稱,上述所錄成交單位為5座(景安樓)中層2室,實用面積381呎,三房一廳。新買家為區內綠表客,表示熟悉區內環境,而且單位內籠企理,房廳擁開揚翠綠山景,加上原業主有議價空間,累減$20萬,新買家有感樓價符合預算,遂便決定以$130萬(未補地價)購入,以實用面積計算呎價為$3412,屬市場價成交。
