祥益地產-古文彬經理表示，成交單位為屯門叠茵庭8座低層E室，實用面積376平方呎，日前獲內地客垂青。買家鍾情單位附設企理裝修，加上屋苑鄰近鐵路站及嶺南大學，容易出租，而且其子女有機會日後來港升學，故未雨綢繆在港先行買樓，以$398萬並一筆過付款購入上址先作長線投資收租之用，實用面積平均呎價為$10,585。

古氏續稱，該單位若作投資收租，現時市值租金大約為$1.35萬，租金回報率高達4.1厘。
