祥益地產執行董事盤嘉茵表示,日前屯門冠峰園錄得一宗區內首置客的買賣成交個案,原業主於1999年以約$140萬購入,是次轉手帳面獲利約$285萬,單位升約2倍易手。
盤氏稱,上述所錄成交單位為4座低層F,實用面積580呎,兩房一廳。日前獲區內首置客垂青。該買家父母有感近期樓價下調,因此積極睇樓協助其子女上車,鍾情單位實用寬敞,可以靈活擺放傢俬,加上業主增加議幅,累減高達$63萬,上述買家遂便決定「即睇即買」並且獲父母資助,以$425萬並一筆過付款購入上址作自住之用,以實用面積計算平均呎價為$7328,屬低市價成交。
