祥益地產高級分行經理黃文樂表示,日前屯門區公屋建生邨錄得一宗區內首置客的買賣成交個案,原業主於1998年以約$11.6萬(未補地價)購入單位,是次轉手帳面獲利約$134.9萬,單位升值逾11倍易手。
黃氏稱,上述所錄成交單位為5座(康生樓)低層4室,實用面積397呎,日前獲區內首置客垂青。該買家為綠表客,鍾情單位客廳及房間均擁內園景觀,加上原業主願意輕微調整價格,減價$3.5萬,而且屋苑鄰近家人,方便照應,上述買家遂便決定以$146.5萬(未補地價)購入上址作自住之用,以實用面積計算平均呎價為$3690,屬市場價成交。
