屯門兆禧苑1房月租$9,300 租金回報率高達3.7厘

祥益地產-黃慶德董事表示,成交單位為屯門兆禧苑D座高層1室,實用面積351平方呎,1房。租客為同屋苑客,由於原租所無法續租,考慮到熟悉該區環境,而且搬遷方便,加上單位內籠企理,遂便決定「即睇即租」。由於租客願意每3個月預繳一次租金,因此業主減租$700至每月$9,300,實用面積平均呎租$26.5。

黃氏續稱,如以現時同類型單位銀行估價約$302萬(自由市場價)作計算,該單位的租金回報率高達3.7厘。
