祥益地產-黃慶德董事表示，成交單位為屯門兆禧苑D座高層1室，實用面積351平方呎，1房。租客為同屋苑客，由於原租所無法續租，考慮到熟悉該區環境，而且搬遷方便，加上單位內籠企理，遂便決定「即睇即租」。由於租客願意每3個月預繳一次租金，因此業主減租$700至每月$9,300，實用面積平均呎租$26.5。

黃氏續稱，如以現時同類型單位銀行估價約$302萬(自由市場價)作計算，該單位的租金回報率高達3.7厘。
