祥益地產高級分行經理古文彬表示，成交單位為屯門兆康苑M座低層7室，實用面積548平方呎，3房。據了解，上述單位由三名內地學生租住，表示屋苑鄰近該區大學，方便往返，而且單位內籠企理寬敞及附大部份傢電，毋需大量添置即可入住，加上每人各自擁有一個房間，又可以分擔房租，遂便決定預繳一年租金，以月租$1.5萬，合共涉資$18萬「即睇即租」單位，實用面積平均呎租為$27.4。

古氏續稱，如以現時同類型單位的銀行估價約$388萬作計算，該單位的租金回報率高達4.6厘。
