二手樓市持續錄得低價成交，部分事故單位更需大幅減價出貨。北角半山海景台一個享煙花海景的三房事故單位，最新以758萬元易手，較市價大幅折讓近一半，呎價僅8,239元，與居屋水平相若。原業主於2006年入市，持貨19年帳面僅賺25萬元，升幅僅3.4%。

中原地產首席分區營業董事林志達表示，成交單位屬海景台中高層，實用面積920平方呎，三房套連工人套房設計，設有露台，向西北望，盡享煙花景致。原業主自去年6月起放盤，最初叫價高達1,680萬元，惟一直乏人問津，期間多次減價，最終獲新買家洽購。據悉，新買家為自用，見單位帶裝修兼價錢吸引，最終以758萬元承接，折合實用呎價8,239元。

代理透露，該單位屬事故樓，去年曾有住戶於單位內自殺，原業主亦急於沽貨，令成交價大幅下調。以屋苑同類中層B室比較，實用面積相同單位於今年4月以1,520萬元成交，呎價約16,522元，是次單位較市價低約五成。

原業主於2006年以733萬元購入，持貨19年僅帳面賺25萬元，升幅僅3.4%。扣除使費後，料需實蝕離場。
