政府6月底推出6項樓市新房策，令居二市場急速冷卻。利嘉閣地產研究部主管陳海潮昨日表示，7月全港居屋第二市場買賣個案（按簽署臨時買賣合約的成交為準）錄得71宗，較6月的102宗銳減30%；成交總值約3.72億元，急跌27%，同創2015年12月後新低。
雖然成交低迷，但7月居屋第二市場平均作價仍高見523.3萬元，較6月的499.2萬元再升4.8%，續創1998年有紀錄以來新高。而今年首七個月居二平均成交價累積升幅達17.6%。此外，價值600萬元或以上的「貴價」居屋交投跌幅顯著，按月大減45%至12宗。
另外，上月最貴居二成交來自筲箕灣東濤苑未補地價中層單位，單作價高見775萬元，呎價11,637元。
