尖沙咀通利琴行申強拍

香港文匯報訊 (記者 顏倫樂) 通利琴行創辦人李子文家族持有大部分業權的尖沙咀金馬倫里1至9號剛向土地審裁處申請強制拍賣。由於其中2個地段各有1個業權未完成收購,李子文僅持有其87.5%的業權,故需引例強拍。整個地盤合併後佔地達約11,438方呎,日後可以12倍地積率興建1幢約30多層高商廈,可建樓面約13.73萬方呎。

申請人表示,金馬倫里1至9號已持有其中7個街號的全數業權,只餘下4號、8號各有1個業權未能收購,而因為4號與3號共用樓梯、8號又與7號共用樓梯,上述4個街號會視之為兩個地段,各佔8份業權,申請人已分其中7份,佔業權份數87.5%。

項目現址為通利琴行九龍門市部總行所在,為一排樓高4層高舊樓,鄰近尖沙咀港鐵站附近,縮入內街,旁邊為加拿芬廣場,樓齡已經約60年。據申請人呈交的估值報告顯示,地盤估值約7.02億元。城規會資料顯示,地盤位於「商業(6)」地帶,日後可以興建商業大廈,由於鄰近零售區,估計亦可建成銀座式商廈等。
