美聯物業將軍澳新都城分行區域經理黃少明表示，新都城本月暫錄約21宗買賣個案，平均呎價約$14,671，其中二期2房戶以$635萬易手。

上述成交單位為新都城二期9座高層C室，實用面積363方呎，屬2房間隔，內櫳企理，加上基座有大型商場，且鄰近港鐵寶琳站，吸引用家承接，據了解，單位去年8月放盤，原叫價$728萬，其後降至$650萬，近月連番降價，吸引用家承接，最終以$635萬成交，累減$93萬，減幅約13%，折合實用呎價約$17,493。

資料顯示，上址原業主於2012年2月以$298.8萬購得，是次轉手帳面賺$336.2萬，升值113%。
