將軍澳峻瀅呎價跌破9,000大關 創5年新低 呎價直迫大西北

二手樓市持續疲弱,將軍澳峻瀅呎價跌破9,000元大關,直逼大西北二手呎價水平。消息指,將軍澳峻瀅3座低層E室,實用面積736平方呎,3房間隔,原業主叫價750萬元放售,經過多番調整售價後,最終以660萬元成功售出,呎價8,967元,創屋苑逾5年新低,相比同區屋苑亦屬超低水。

原業主於2012年以518.6萬元購入單位,持貨12年,帳面獲利141.4萬元,升值約27%。

翻查多個位於「大西北」的屋苑之最新成交,呎價皆徘徊在8,000元左右,天水圍嘉湖山莊美湖居6座,實用面積544呎的3房戶,呎價為8,230元;屯門碼頭慧豐園2座,實用面積646呎的3房戶,呎價為8,638元。元朗溱柏1座,實用面積954呎的3房戶,呎價為7,966元。
