寫字樓買賣14個月新高

香港文匯報訊 中原地產研究部昨日指出,9月寫字樓買賣合約登記錄123宗及23.34億元,宗數按月升51.9%,創14個月新高,結束連續12個月低於100宗的局面。至於金額則跌約八成,主要是8月錄得會德豐大廈及One HarbourGate東座巨額登記,總值達96.7億元,若將其扣除後,9月金額則按月升19.7%。金額亦連續4個月高於20億元,反映市況穩定。

從港九新界分區來看,只有新界區登記量及總值同樣錄得按月升幅。9月錄12宗及1.04億元,較8月的8宗及0.73億元上升50%及43.3%。九龍區錄60宗及6.96億元,較8月份的37宗及56.36億元上升62.2%及下跌87.6%。若扣除8月份紅磡One HarbourGate東座的登記,9月九龍區的金額則按月下跌38.7%。港龍區錄51宗及15.34億元,扣除8月份會德豐大廈的登記,9月的數字按月升45.7%及1.1倍。

回顧上季,本港整體買賣合約登記錄295宗及160.78億元,宗數跟第二季的271宗相若,創下4個季度新高。受惠8月兩宗合共近百億元的登記,上季金額大幅上升約2.5倍,創出3個季度新高。
