寫字樓買賣額首7月升19%

 香港文匯報訊  中原地產研究部指出,本港寫字樓今年首七個月買賣合約登記(主要反映去年12月至今年6月市況)總值351.8億元,較去年同期的295.3億元上升19.2%;宗數錄得1,642宗,對比去年首七個月的1,544宗上升6.3%。

宗數1642宗升6.3%

 大額類型方面,今首七個月五千萬元以上寫字樓買賣合約登記錄得242.0億元及76宗,較去年首七個月的187.2億元及76宗分別上升29.3%及沒有起跌。當中較高金額登記有觀塘海濱道83號One Bay East西座全幢(價值45.00億元)、旺角亞皆老街113號全幢(價值29.00億元)及九龍灣中國建設銀行中心(前稱東匯18)全幢(價值24.27億元)等。

九龍新界成交上升

 按金額類型統計,登記金額及宗數均錄得上升的是五百萬元至二千萬元內的三個金額類型。其中,一千萬元至二千萬元類型錄得28.8億元及201宗,同比上升4.5%及3.1%。五百萬元至一千萬元類型錄得22.7億元及307宗,按年上升14.6%及9.3%。二百萬元至五百萬元類型錄得26.9億元及787宗,較去年同期增加87.6%及77.7%。

 分區統計來看,九龍區在首七個月錄得186.5億元及695宗,較去年同期的85.2億元及825宗上升1.2倍及下降15.8%。而港島區合計135.2億元及516宗,較去年同期的157.7億元及592宗下降14.3%及12.8%。新界區則在首七個月錄得30.2億元及431宗,相比去年同期的52.4億元及127宗分別下降42.4%及上升2.4倍。
