寫字樓大額登記升勢最高

 香港文匯報訊 (記者 周穎) 大量資金流入寫字樓市場,投資氣氛熾熱。中原地產研究部高級聯席董事黃良昇指出,截至6月25日,本港今年上半年寫字樓買賣合約登記金額暫錄252.68億元,涉及宗數1,301宗,預料整個上半年將錄得270億元及1,360宗,分別創1997年後15年以來同期新高及較去年下半年上升23.4%。

上半年宗數升逾兩成

 截至6月25日,今年較高金額的寫字樓登記包括中環干諾道中50號全幢及沙田匯達大廈全幢,分別以48.8億及12.79億元成交。這兩宗大額登記總值已達61.59億元,佔上半年暫錄得金額24.4%。

 當中,5,000萬元以上大額類型累計金額升幅為各金額類型之冠,暫錄得161.43億元及66宗,較去年下半年分別明顯高出89.3%及低10.8%。其次是2,000萬元至5,000萬元類型,較去年下半年高出69.9%及70.3%。

 分區統計,港島區及新界區期內暫錄得的金額及宗數均高於去年下半年。港島區暫錄得145.91億元及504宗,較去年下半年高出1.21倍及38.8%;新界區在暫錄得31.74億元及105宗,較去年下半年高出9.94倍及45.8%。而九龍區在暫錄得75.03億元及692宗,同比分別低14.4%及高出3.7%。
