安勁工廈四連單位放售

 香港文匯報訊  自政府於2011年公布將元朗東頭工業區工業地轉為住宅後,區內工廈供應遞減,有業主趁勢出售宏業東街安勁工業大廈逾六千呎單位,意向呎價約2,800元。

 中原(工商舖)陳啟超表示,安勁工業大廈8樓A至D室四相連單位,以交吉形式交易,總建築面積6,060方呎,實用率高達8成,物業意向價約1,700萬元。按區內市值租金約每平方呎10元推算,物業回報率預料可逾4厘。陳氏指,區內用地近年積極轉型,不少業主已入紙將持有之地皮改作住宅用途,如位於宏業東街21-35號之麗新元朗中心,業主旺星國際早前便向城規會申請將其改建為6幢住宅。
