太古強拍灣仔3舊樓

香港文匯報訊 (記者 顏倫樂) 太古近日向土地審裁處申請強制拍賣灣仔寶華大廈及毗鄰兩幢舊樓,為該處今年收到的第一份申請。

作為大業主持有灣仔寶華大廈及毗鄰兩幢舊樓,太古已集齊超過80%業權,由於樓齡均超過50年,符合政府八成強拍的門檻。

拍賣底價或高至30億

項目地盤面積約12,782方呎,現時3組舊樓的高度由6層至14層,日後可以以地積比率約9倍重建,可建樓面約115,038方呎。項目規模龐大,僅答辯人亦多達34組,包括大生銀行馬氏家族相關人士。測量師報告顯示,項目未計算重建價值下,估值約14.72億元。業內人士估計,以現時灣仔地價推算,日後拍賣底價或倍升至30億元甚至更高。
